Frequent mortgage questions

What down payment do I need?
15% of the price for your first home. If you already own a property, banks typically ask for 25%.
Can I get a mortgage for an apartment still under construction?
The mortgage itself is granted once the building is completed and registered, with cadastre, land-book extract and energy certificate. Until then you can obtain a financial pre-approval, valid 60 days, confirming the amount you qualify for. Recommended order: pre-approval first, then the pre-sale contract.
What income do banks accept?
Salaries, child-raising allowance, freelance (PFA) income, dividends, rents, driver per-diems, seafarer contracts. Royalties are accepted by only a few banks.
How much work history is required?
Generally one year of uninterrupted income. At your current employer, the last 3 months are analysed if the gap from your previous job did not exceed 30 days; otherwise 6 months are required.
I work abroad. Do I qualify?
Yes. Employment contracts and 1–2 years of history are required. Income is weighted at 80%, and the down payment rises to 30–40%.
Can I share the mortgage with someone?
Yes, and it is often advantageous. Spouses' incomes are combined, and a co-borrower can also be a sibling, a parent or the person you live with.
What debt-to-income ratio do banks accept?
The sum of all your instalments should generally stay under 40% of income; some banks accept up to 50%, depending on their quotas.
Fixed or variable rate?
In June 2026, fixed rates started around 4.55%, while variable rates exceeded 8%, being composed of the IRCC index plus the bank's margin. At such a gap, fixed is the natural choice; it holds for 2, 3 or 5 years, then switches to variable.
Do credit cards affect my file?
Yes, even unused: banks count about 4% of the card limit as a monthly instalment. It is often simpler to reduce the limit than to close the card, since closing takes 30 days.
Is VAT included in the loan?
Yes. The bank finances the price including VAT, and the parking space can enter the same loan.
